Why a dishwasher install is worth doing properly

A dishwasher is the one appliance in the kitchen that is permanently connected to hot water, a drain and a live circuit at the same time, and it sits inside a cabinet where nobody looks for months. Most of the dishwasher leaks we repair in Ottawa trace back to the original hook-up: a supply line that was over-tightened and cracked, a drain hose pushed straight into the disposal without a high loop, or a unit that was never secured to the counter and slowly walked forward every time the loaded door was opened. None of those faults show up on day one. They show up in year two, under the cabinet floor, usually in a finished kitchen.

Doing it right takes a technician about an hour. It costs a fraction of what a soaked subfloor costs, and it keeps the manufacturer warranty intact, because most brands will ask for proof of professional installation before they cover a leak-related claim. That is why homeowners in Barrhaven, Stittsville and the Glebe call us rather than the delivery crew, who are paid to drop the box, not to connect it.

What a B&M dishwasher installation includes

  • Removal of the old unit. We shut off the water, disconnect the supply, drain and power, and pull the old dishwasher out without scratching the floor or the cabinet face.
  • Inspection of the opening. We check the cabinet width and height, confirm the floor is level enough for the levelling legs to work, and look for old water damage that you will want to know about before the new unit covers it up.
  • Water supply. We connect the hot-water line with a new braided stainless supply hose and a proper shut-off valve if one is missing. Older Ottawa homes in Alta Vista, Carlington and Overbrook often have a corroded compression valve under the sink that needs replacing at the same time.
  • Drain with a high loop or air gap. The drain hose is routed up to the underside of the counter before it drops to the sink drain or disposal. Skipping that loop is the reason dirty sink water ends up in the bottom of a dishwasher.
  • Electrical connection. Hard-wired or plug-in, the connection is made in the junction box with a strain relief, not twisted together under the unit.
  • Levelling and anchoring. The unit is levelled front to back and side to side, then secured to the counter or the side cabinets so it cannot tip when the door is loaded with plates.
  • Full test cycle. We run a complete cycle, check every connection for drips, confirm the drain pumps out cleanly and that the door seals. Then we take the packaging with us.

Built-in, panel-ready, portable and drawer dishwashers

Standard 24-inch built-ins are the bulk of what we install, but the process changes with the type of unit. Panel-ready and integrated dishwashers from Bosch, Miele and Fisher & Paykel need the cabinet panel fitted and the door spring tension adjusted for the extra weight, otherwise the door drops open. 18-inch compact units are common in Centretown and Sandy Hill condos and often need a filler strip. Drawer dishwashers mount differently and need a dedicated drain routing for each drawer. Portable and countertop units connect to a faucet adapter and still benefit from a proper check of the adapter and the drain.

Common problems we find when we open the cabinet

No shut-off valve. A surprising number of Ottawa kitchens have the dishwasher supply teed straight off the hot-water line with no valve. We add one, so the next service call does not require shutting off water to the whole house.

Old copper supply line. Rigid copper lines work-harden and split. We replace them with braided stainless.

Drain hose pushed into a disposal with the knock-out plug still in place. The dishwasher fills and then floods because it cannot drain. This is the single most common “brand-new dishwasher is broken” call we get, and it is an installation error, not an appliance fault. Countertop the unit cannot anchor to. Quartz and granite counters cannot take the top-mount screws. We use side-mount brackets to the adjacent cabinets instead.

Floor higher than the cabinet opening. New tile or hardwood laid after the original dishwasher went in can leave less than the 34 inches most units need. We tell you before we pull the old unit whether the new one will fit, and what the options are.

Getting ready for the technician

Clear the cabinet under the sink so we can reach the valve and the drain. Have the new dishwasher in the kitchen, still in its box, and the old one still connected, so we can see how the previous install was done. If the new unit is panel-ready, have the panel on site.
