Appliance repair for Findlay Creek’s newer homes

Findlay Creek is one of the newer communities in Ottawa’s south end, off Bank Street. Most homes are detached houses and townhomes with relatively recent kitchens and laundry, and that shapes the work we do here: fewer worn-out machines and more electronic faults, error codes and questions about warranty coverage.

B&M Canada Appliances has repaired appliances in Ottawa since 1995. We service LG, Samsung, Whirlpool, GE, Frigidaire, Maytag, Bosch, Miele, KitchenAid and the other major brands, with gas work by TSSA-certified technicians. We work in English or French, whichever you prefer.

03Newer appliances

Error codes, control boards and warranty questions

Newer appliances diagnose themselves. A code on the display, such as a drain code on a front-load washer or a sensor code on a range, points the technician to the right part, so note it, plus the model number, in your booking request. Some codes clear once the appliance has been powered down at the breaker briefly; if the code comes back, the fault is real.

Before booking, check whether the manufacturer’s warranty still applies; if it does, the manufacturer may cover the repair. Once coverage has ended, we repair it at our regular rates. On newer machines, control boards, sensors, drain pumps, door locks and ice makers are among the most common failures, and many of them are repairable without replacing the appliance.

Connected appliances

Some newer fridges, washers and ranges connect to a phone app and send alerts or fault codes there. If the app shows a code or a message such as a drain or water-supply warning, take a screenshot and include it with your request. A lost Wi-Fi connection on its own doesn’t stop the appliance from working; if the machine itself has stopped, the fault is in the appliance and needs testing on site.

What we repair in Findlay Creek homes

French-door fridges and ice makers

French-door and bottom-freezer fridges with ice makers and water dispensers are typical here. When ice production stops, the usual suspects are a frozen fill tube, a failed water inlet valve, a clogged filter or the ice-maker module itself. A fridge that warms up while the freezer stays cold usually has a defrost or fan fault. Sealed-system problems have a $159 + tax diagnostic and are quoted by phone. See ice maker not working.

Washers and dryers

High-efficiency front-loaders are efficient but need care: a musty smell or a drain code usually means debris in the pump filter or water trapped in the door boot. Leaving the door ajar after a wash and cleaning the filter every few months prevents most of it. If your laundry is on an upper floor, a slow leak shows up as a ceiling stain below, so act quickly on any drip. Dryers that take too long are most often limited by the vent rather than a failed part; see dryer takes too long.

Stainless-tub dishwashers

Quiet stainless-tub dishwashers often dry by condensation and rely on rinse aid; wet dishes are frequently a rinse-aid or vent issue rather than a failed heater. Drain faults usually trace to the filter, the drain hose or the pump.

Ranges, cooktops and microwaves

We repair gas, electric and induction ranges, including touch-control and convection models, and over-the-range microwaves whose fans, lights or heating have failed. Gas appliances are repaired by our TSSA-certified technicians for a $129 + tax diagnostic. Electric and induction ranges are wired for 240 volts, so don’t remove their back or control panels yourself.

If you smell gas, leave the house and call Enbridge Gas from outside before booking.

05New installs

Problems that start after an installation

A new appliance that misbehaves in its first weeks often has an installation issue rather than a defect: a kinked dishwasher drain hose or a missing high loop, a washer that isn’t level and walks across the floor, a fridge water line pinched behind the unit, or a dryer vent crushed when the machine was pushed back. The technician checks those first, because they are quick to fix. If you are replacing an appliance, see appliance installation in Ottawa.

06Your visit

How a Findlay Creek visit works

You can send a request online at any time. We then call or text to agree on a window of about three hours, since a request is not an appointment until it is confirmed. On site, the technician tests the appliance, explains the fault and gives you a written quote.

The residential diagnostic is $89 + tax and is applied toward the repair you approve. A written diagnostic report follows the visit, and every completed repair carries a 3-month warranty on parts and labour; ask for the written terms. Visits run 7 AM to 9 PM; a visit between 9 PM and 7 AM adds a $100 flat after-hours fee. For typical prices, see the cost guide.
