Hard water in the wet appliances

Minerals from the well leave scale on dishwasher heating elements and spray-arm nozzles, so glasses come out cloudy and dishes gritty long before anything has truly failed. Washer inlet valves collect sediment behind their screens, which slows filling and can stop a cycle with an error. Cleaning or replacing the screen and valve fixes the symptom; a sediment filter on the supply keeps it from coming back.

Leaks in basements with a sump

In a basement with a sump pit, a slow leak from a fridge water line, a washer hose or a dishwasher can go unnoticed until flooring or drywall is damaged. We follow the water to where it starts, whether a cracked supply line, a worn door boot, a split drain hose or a failed pump seal, rather than drying the floor and hoping.

Slow drains on septic

A dishwasher or washer that drains slowly on a septic system is not always an appliance fault: the drain line, standpipe or air gap can be the restriction. The technician checks the whole drain path before replacing a pump.

Freezers in cold garages and porches

Valley winters bring their own calls. A fridge-freezer in an unheated garage, porch or mudroom can let its freezer section soften when the room gets very cold: on many models the temperature sensor sits in the fresh-food side, so once that side feels cold enough the compressor rests while the freezer warms. That is a placement issue rather than a failed part, and we will tell you so; appliances rated for garage use cope better.

Century farmhouses get extra care. Their kitchens were laid out long before 30-inch ranges and counter-depth fridges, doorways and basement stairs can be tight, and the wiring has often been updated in stages. In a house like that, a tripping breaker or a weak element is not automatically the appliance’s fault, and if the circuit or receptacle looks like the cause, we tell you plainly.

Many of these homes also keep appliances that have outlived their manuals: a basement freezer from the 1990s, a laundry pair that has never been replaced. Fridges and chest freezers

A fridge that runs but won’t cool usually has an iced-over evaporator from a defrost fault, a stopped fan, a dirty condenser or a failing start relay. Chest freezers more often need a thermostat, a start component or a new lid gasket. Each part is tested before anything is replaced. If the compressor or refrigerant circuit has failed, that is sealed-system work: a $159 + tax diagnostic, with the repair quoted by phone. Washers and dryers

Drain problems are usually a blocked pump filter or a failed pump, and spin problems the drive belt, motor coupler, lid switch or door lock. A dryer that tumbles without heat has typically lost a thermal fuse or an element, or, on gas models, an igniter or valve coil. Ranges, from farmhouse electric to new induction

On older electric ranges we replace bake and broil elements, infinite switches and terminal blocks; on newer smooth-top and induction models, failed elements, touch controls and induction generator boards. Gas ranges and ovens that won’t light or heat go to our TSSA-certified technicians as well. These electric ranges run on 240 volts, so keep the panels closed and let the technician isolate the power.

Dishwashers, hoods and microwaves

Dishwasher calls here are mostly drain pumps, clogged filters, scaled spray arms and inlet valves, plus door gaskets and latches on older units. Range hoods that only hum usually need a motor or capacitor, and over-the-range microwaves that run without heating point to a door switch, diode or magnetron. A residential diagnostic costs $89 + tax; gas appliances and commercial equipment are $129 + tax. It includes a full diagnosis and a written quote, and it is applied toward the repair when you go ahead. You receive a written diagnostic report after the visit, and every repair carries a 3-month warranty on parts and labour.
