02Leeds County
Appliance repair in Athens and the Leeds countryside
The mural town north of Brockville sits in classic between-towns territory: too far for most city shops, too small for its own repair service. B&M Canada Appliances fills the gap. We have repaired appliances since 1995, and we handle everything from the kitchen fridge to the basement freezer, the laundry pair and the range across Athens and the Leeds County countryside, with the price in writing before any work.
Athens mixes village streets, the famous murals included, with farm country in every direction and lake properties toward Charleston Lake. Each of those settings is hard on appliances in its own way, and the technician takes the setting into account as much as the machine.
03Three kinds of homes
Village, farm and lake: how each wears out appliances
Village homes
Athens village homes carry appliances of every age, often in kitchens and laundry rooms that were laid out long before today’s larger machines. Fit, ventilation and the electrical supply all affect how well a newer appliance works in an older house.
Farms
On the farms, chest freezers and laundry pairs simply can’t quit. A freezer holding a side of beef or the garden harvest is an urgent call, and washers handling work clothes every day wear pumps, bearings and suspension parts faster than a typical household machine. Barn and garage freezers also collect dust and chaff on their condenser coils; brushing or vacuuming the coils twice a year keeps the compressor from running hot and shortens the list of things that can fail.
Lake properties
Toward Charleston Lake, seasonal places wake their machines up hard every spring. Water left in valves and hoses over a cold winter, mice in vents and behind kick plates, and appliances that have sat idle for months are behind many of the problems found at spring opening.
04Older homes
Century homes, older wiring and well water
County patterns get checked by default. Four of them come up often around Athens.
- Older wiring in century homes. Electric ranges and dryers need a properly sized 240-volt circuit, and a loose or worn receptacle can make an element look dead. Newer dryers and ranges also come with either three-wire or four-wire cords, and the cord has to match the receptacle and be connected correctly at the terminal block. The technician measures what reaches the appliance; if the house wiring is the problem, we point you to an electrician instead of swapping parts that are fine.
- Well water. Scale builds up in dishwashers and on heating elements, sediment clogs the inlet valves of washers and dishwashers, and iron can stain tubs and filters. A washer that fills slowly or a dishwasher that leaves glasses cloudy is often a scaled or clogged valve rather than a failed machine.
- Old basement drains. In older houses the washer often empties into a standpipe or laundry tub that was plumbed decades ago. A washer that drains slowly or overflows the standpipe may have a perfectly good pump and a partly blocked house drain, so the technician checks the drain path before replacing anything.
- Humidity at the lake. Damp air at Charleston Lake properties works fridge gaskets and coils harder, so seals and airflow are part of the refrigeration check there.
05What we repair
Repairs for every major appliance around Athens
Refrigerators and freezers
Most warm-fridge calls come down to one of four areas: the defrost system (heater, bi-metal thermostat, sensor, timer or board), the evaporator or condenser fan, a dusty condenser, or the start relay and controls. Water under the crispers usually means a frozen defrost drain; a slow or silent ice maker, a blocked or failed water valve. We repair French-door, side-by-side, top- and bottom-freezer and built-in fridges, plus upright and chest freezers. A compressor or refrigerant fault calls for a separate sealed-system diagnostic, and the price for that repair comes by phone.
Washers
A washer that stops with a tub of water usually has a coin or sock lodged in the pump, a filter full of lint and grit, or a worn drain pump. When the drum won’t turn, we test the belt, motor coupler, lid switch or door lock and the motor control board; banging on spin points to shocks, springs or bearings. Leaks are traced back to wherever they start (the boot around the door, a fill hose, the detergent drawer, the pump or the tub seal) and fixed there.
Dryers
Damp clothes after a full cycle usually mean a blown thermal fuse (often from a blocked vent), a burnt-out element or a failed thermostat, or, on gas models, the igniter, flame sensor or valve coils. Squeaks and thumps are rollers, the belt or the idler pulley. Our technicians hold TSSA certification for gas work, and our dryer repair page goes into more detail.
Dishwashers, ranges, microwaves and hoods
On dishwashers we check the filter and sump, drain and circulation pumps, spray arms, inlet valve, heating element, float switch and door seal. Ovens that preheat slowly or bake unevenly get their elements, temperature sensor, relays and door lock tested, and cooktop elements, infinite switches and glass-top controls are repaired too. A self-clean cycle runs an oven extremely hot and is a common moment for a thermal fuse, door lock or control board to fail. If the door stays locked after cleaning and has cooled, switching the breaker off for a minute sometimes resets it; if not, book a visit rather than forcing the latch. Over-the-range microwaves with a failed magnetron, and range hoods with failed fans, lights or switches, are covered as well; for a countertop microwave, we will tell you honestly whether repair is worth it.

What an Athens visit costs
Your visit begins with a diagnostic at the Athens area rate: $129 + tax for a household appliance, or $169 + tax for gas appliances and commercial equipment. For that you get the fault found and explained and a written repair estimate, and you decide whether the repair goes ahead.
Athens is about 75 minutes south of Ottawa, between Brockville and Smiths Falls, and the exact total is settled when we phone or text you to set the appointment. Emergency work between 9 PM and 7 AM is billed with a flat $100 after-hours supplement. See emergency appliance repair for urgent breakdowns.
07Booking
How an Athens appointment is arranged
A request sent online or by phone becomes an appointment once we confirm it by call or text, with a day and an arrival window of roughly three hours. Tell us the brand and model, and if it is a seasonal property, when you will be there. A phone photo of the rating label or of the error code on the display is even better, because it often saves a second trip out to Athens.
We regularly repair LG, Samsung, Maytag, Whirlpool, KitchenAid, GE, Frigidaire, Kenmore, Bosch, Miele and Danby appliances. Special-order parts are sourced as quickly as possible, and you know the expected timing before you decide. If the appliance is under its manufacturer’s warranty, start with the manufacturer, since the repair may be covered. Once the visit is done, a written diagnostic report is yours to keep, and workmanship and parts on the completed repair are covered for 3 months. When a machine isn’t worth fixing, you get a straight recommendation, not a push.
